  • 10 years or newer
  • 175+ Units
  • Strong Location with populations greater than 500,000 and/or market trends that will cause rents to increase
  • Prefer brick or stucco exteriors, pitched roofs and individually metered utilities; however, we will consider buying wood exteriors, flat roofs and master-metered buildings
  • We prefer leveraged transactions, but can purchase all cash for the right deal

Commercial / Industrial Property Acquisition Criteria

  • 40,000 square feet or larger.
  • 20 foot clear minimum height under steel, prefer 24 foot.
  • Modern, fully sprinkelered buildings with the ability to divide into multiple units for multi-tenanting.
  • Strong locations with access to major highways and truck routes.
  • New Jersey, New York Metro, eastern Pennsylvania preferred
  • Partially Tenanted with Net Leases preferred, but will consider vacant and fully leased Buildings as well.
  • Leveraged transactions preferred, but can purchase all cash for the right deal.
  • We are seeking multi-tenanted flex buildings, multi or single tenanted warehouse/industrial/office facilities, multi-floor/ multi-tenanted office buildings (net leases or expense stops) and multi-building corporate parks.
